To Our Homeowners,
At the November 2024 HOA meeting, the Board voted to require all homeowners to replace their existing mailboxes with one of the approved models listed on our community website. Homeowners were given more than a year to complete this update.
The deadline for installation of the new mailboxes is December 31, 2025. Beginning January 15, 2026, a $100 fine will be assessed for any homeowner who has not completed the replacement.
Most homeowners have already complied—thank you for your cooperation! However, there are still a few remaining mailboxes that must be updated to maintain consistency across our neighborhood.
Over the years, our HOA has periodically required mailbox replacements to preserve the community’s neat and uniform appearance. Both our Bylaws and Florida Statute 720 provide the HOA authority to implement such requirements.
Relevant Bylaw Section
8.14 Mailboxes; Address Markers.
Address Markers. All Lot Owners are responsible to maintain mailboxes on their Lot. An Owner shall not replace his mailbox without ARB approval. The ARB may specify the style and other physical characteristics of the type of mailbox that may be used in the Subdivision. All Lot Owners shall have their house number on their mailbox. The ARB may specify the size and font style of the house numbers for uniformity in the Subdivision.
How Florida Statute 720 Applies
Your timely compliance is appreciated. Thank you to all homeowners who have already completed their mailbox replacements and for helping keep our community looking its best.

How Florida Statute 720 Applies
- Governing Documents Dictate Authority: The HOA’s authority derives from the governing documents agreed to upon purchase. If those documents authorize regulation of exterior appearances (including mailboxes), the Board may mandate changes.
- Architectural Control: The Architectural Review Board (ARB) is empowered to oversee exterior modifications and maintain uniformity. Specifying mailbox design and style falls within this scope.
- Homeowner Responsibility: While homeowners are responsible for maintaining and replacing their own mailboxes, the HOA can establish design standards to ensure consistency throughout the community.
Your timely compliance is appreciated. Thank you to all homeowners who have already completed their mailbox replacements and for helping keep our community looking its best.
